Do you run credit checks, background checks, and rental history verification?
 Yes. All applicants aged 18 and older undergo screening for:

  • Credit History Review – Assesses financial responsibility and payment history.
  • Criminal Background Check – Searches national, state, and local databases.
  • Rental History Verification – Reviews past rental payments and landlord references.
  • Employment & Income Verification – Confirms stable income to meet lease obligations.

Are guarantors accepted?
Yes, on a case-by-case basis. Guarantors may be required if an applicant does not meet financial criteria. They must meet specific income and credit requirements, and approval is at management’s discretion.

What is the security deposit, and is it refundable?
 A security deposit is required to secure a rental unit:

  • 2-Bedroom: $250
  • 3-Bedroom: $300

Note: Deposit amounts are subject to change without prior notice.

Deposits are refundable if: 

✔ Lease terms are met, including full rent payment.
✔ The apartment is returned in move-in condition (normal wear and tear excluded).
✔ No damages exist, and all keys and access devices are returned.

Do you offer short-term leases?
The minimum lease length is 6 months.

Do you accept Section 8 housing vouchers?
No, we do not accept Section 8 federal housing subsidies.

What floorplans are available?
Forest Ridge offers 2-bedroom apartments, and 3-bedroom townhomes.

Do you have a fitness center?
Yes, a large fitness center with weight machines, free weights, and cardio machines overlooking the pool.  In addition, residents can use the small cardio center with three cardio machines overlooking the pool at our sister property, Hollyhills Apartments, across the street.

Do you have a swimming pool?
Yes! Forest Ridge Apartments feature a beautiful swimming pool conveniently located in the center of the property.

  • Pool Hours: 10 AM - 10 PM (Tuesday – Sunday)
  • Closed Mondays for routine maintenance.
  • Seasonal Availability: The pool is open from Memorial Day to Labor Day, though it often opens earlier and stays open later depending on weather conditions.

Do you have a dog park?
Yes, a large, fenced dog park under beautiful large oak trees.

Do you have laundry facilities on-site?
Yes, a 24/7 laundry facility is located next to the fitness center. The CSC GO app allows residents to check machine availability, pay securely, and receive cycle notifications.

Do you provide in-unit washer/dryer?
No, but we can provide information on rental companies offering washer/dryer setups.

Do the units have washer/dryer connections?
Yes: Our 2- and 3-bedroom units have washer/dryer connections, except for upstairs 1,110 SF (B1 Floor Plan) units

Do you have reserved or covered parking?
✖ No reserved or covered parking.
Guest parking is available on a first-come, first-served basis.

Do the units have yards?
✔ All ground floor 2- and 3-bedroom units have fenced-in backyards.

✔ All 1,232 SF (B2 Floor Plan) units have a wood-burning fireplace.

Are grills allowed?
✖ No grills are allowed on patios or balconies.
2 charcoal grills with picnic tables are available for resident use next to the pool and next to the Dog Park.
12 additional grills are located at South Lakes Park (one block away).

Do you have a playground?
No, but we are within walking distance of three parks with playgrounds, including Eureka 2 Playground at South Lakes Park.

Amenities & Features

Are utilities included?
No. Residents are responsible for:

  • Electricity – Provided by City of Denton.
  • Water, trash, and pest control – Sub-metered bill received within 2 months of move-in.

Is renter’s insurance required?
Yes, tenants must maintain renter’s insurance in their name for the lease duration.

What payment methods do you accept?
All rent and fees must be paid via the online portal.  We do not accept checks, cash, money orders, or cashier’s checks.

No, there are no additional amenity fees.

No, but a bus stop is located 0.5 miles away (12-minute walk) at 1610 Teasley Lane near 7-Eleven. UNT students can ride for free.

Location & Transportation

Are you pet-friendly?
Yes, we accept pets but have breed and age restrictions. Pet rent and deposits vary based on FIDO score through PetScreening. All residents must complete a PetScreening profile, regardless of pet ownership.

Hollyhills has been managed by Devonshire Real Estate & Asset Management since 2014.  Devonshire has been in business in Texas since 2000 and manages over 12,000 apartment units.
